These basic 8 steps give you an idea of what all goes into replacing your roof.
Replacing your roof is not only labor-intensive, it also takes courage and extreme focus.
Having highly skilled tradesmen is the key to a successful project. You can buy the best materials, but if it’s not installed correctly, you’re just wasting your time and money.
Once you schedule your appointment, we will either call text and or email you to confirm. Once confirmed, we will send out one of our inspectors to look over the roof and attic both. Once the inspection is complete, you will receive a quote for any of the work that may be necessary. There is n obligation to buy.
Generally an inspection takes 30 - 45 minutes, depending on how many questions you have.
Application: Most jobs take 1 day to complete.
Our office is located downtown Pontiac; 28 N. Saginaw St. We currently serve all of Metro Detroit Southeast Michigan.
Unlike other companies, we’re an open book. We know the market and what you can expect to see out there. A full replacement for an average size (22sq) asphalt composite roof, ranges between $11,500 -$14,750 depending on condition, height, and pitch of the roof. That’s 20-30% less than our major competitors. How do we do it? We don’t have TV ads or big fancy trucks. Just hard work done with integrity.
Yes! Sort-of. We encourage homeowners to seek financing through LendingTree. This is so that we can keep our prices lower than the competition, while still providing a solution that fits in your budget.
Financing works like this: The contractor provides a third-party service such as Greensky or Synchrony. The finance company will then charge the contractor a percentage of the job based on what type of financing you get approved for. This charge, is called a “dealer fee“. These fees can be as much as 20% of the total job. This is why some companies play the discount game with you; they have so much built into the price that they can discount the original price, by almost half. We simply don’t do that.
We are typically booked 3 to 4 days in advance for inspections. If you schedule an appointment online that is not available, we will contact you immediately to schedule a day and time better suited to meet.
Applications: We like to make sure we are available within 3 weeks of the contract date. At times, we may get backed up 4-6 weeks at the very most.
Inspector Roof specializes in repair and restoration services. Our Roof Shield Protection provides five years of leak free peace of mind.
The guarantee you get from Inspector Roof is not a manufacturer warranty. We guarantee all work completed on the property, no matter who owns the home.
On a general basis, consumer satisfaction with roofing warranty processes tends to be mixed. While warranties provide a sense of security for homeowners, various factors contribute to both satisfaction and dissatisfaction, while paying a premium price to take that chance.
Factors Contributing to Consumer Dissatisfaction:
1. Claim Denials:
Many consumers are dissatisfied when their claims are denied. This often happens due to technicalities like:
- Failure to follow installation guidelines.
- Lack of maintenance or routine inspections.
- Exclusions in the warranty, such as damage from natural disasters (hail, wind, etc.).
2. Complicated Processes:
Homeowners often find the claims process to be complex and time-consuming. They might need to provide extensive documentation, deal with multiple parties (roofing contractors, manufacturers, insurance), or wait long periods before a claim is resolved.
3. Limited Coverage:
Homeowners sometimes expect full coverage but find that their warranty only covers material defects, leaving out damage from weather, improper installation, or aging. Many feel the 50-year warranties are overhyped, especially when the coverage is prorated after a few years.
4. Disputes over Installation:
Roofing warranties often specify that the installation must meet certain standards. If there’s a dispute over whether the installation was done correctly, it can lead to frustration, especially if the homeowner feels that the installation was done right or by a reputable contractor.
Roofing Cost
1. Materials (Shingles)
- Asphalt Shingles: These are the most common and cost-effective roofing material.
Basic asphalt shingles typically cost between $90 to $150 per square (100 square feet). However, higher-end versions, like architectural or dimensional shingles, can be more expensive.
- Fiberglass Composite Shingles: Fiberglass shingles are a type of asphalt shingle, but they are made with a fiberglass mat to improve durability and weather resistance. They can cost anywhere from $120 to $180 per square, depending on the quality and brand. High-quality fiberglass shingles, like those with a higher wind resistance or energy efficiency, can be on the higher end of the price spectrum.
2 Labor Costs:
Labor typically makes up a significant portion of the total cost of a roof replacement. In Michigan, the average labor cost for roof installation ranges from $150 to $300 per square. This cost can vary depending on the roofing company, the experience of the crew, and the region within Michigan. Urban areas like Detroit or Grand Rapids might have slightly higher labor costs compared to rural areas.
3. Roof Complexity:
The complexity of the roof can impact the overall cost. For instance:
- Roof Pitch:
A steep roof will require more labor and safety measures, leading to higher costs. Roofs with multiple peaks, valleys, or intricate designs will take longer to install.
- Roof Size:
While you're looking at a 22-square roof, the size may also differ due to additional features, like chimneys, skylights, or ventilation systems, which require extra labor and materials.
In general, if your roof has multiple stories or requires extensive work (like replacing damaged decking), you might see an increase in labor costs.
4. Removal of Old Roofing:
Roof replacement generally includes tearing off the old shingles, which can add $1 to $3 per square foot to the total cost. For a 22-square roof, that could add $2,200 to $6,600, depending on the condition of the old roof and the difficulty of removal. If your old roof has multiple layers, that could increase the cost further.
5. Additional Costs:
- Underlayment: Underlayment is the protective layer beneath the shingles, which helps with water resistance. A typical asphalt roofing underlayment can cost between $0.30 to $0.75 per square foot, adding another $660 to $1,650.
- Flashing and Vents: Flashing around chimneys, vents, and other roof penetrations is essential to ensure proper water runoff. Flashing and vents can cost between $300 to $800 depending on the number and type of penetrations.
- Permits: Depending on local regulations, you may need to obtain a permit for the roof replacement, which could cost $100 to $400.
6. Geographic Location in Michigan:
- Urban Areas: In larger cities like Detroit, Grand Rapids, or Lansing, labor rates and material costs might be slightly higher compared to rural areas due to higher demand and cost of living.
- Weather Conditions: Michigan’s harsh winters can impact the timing of roofing projects. Contractors may raise prices for winter installations due to challenges with weather conditions, such as snow, ice, and cold temperatures.
7. Warranty and Quality:
- Shingle Warranty:Some premium fiberglass shingles come with extended warranties (e.g., 30 to 50 years), which can affect the overall price. Higher-end shingles with stronger warranties generally cost more.
- Installation Warranty: Many reputable contractors offer warranties on the workmanship, which can add peace of mind but might also slightly increase the cost.
